The organization has 12,000 acres and 3.5 million square feet of commercial and industrial property. TexAmericas Center Announces Contract Extension for Spring Creek Holdings Transload Service

Texarkana, USA (April 1, 2025) – TexAmericas Center, which owns and operates the 3rd ranked industrial park and is one of the largest mixed-use industrial parks in the United States, today announced the renewal of its contract with Spring Creek Holdings LLC, a company that specializes in woodyard operations, land and timber services, and rail transloading. The agreement includes rail car storage and rail car movement, further enhancing TexAmericas Center’s transloading capabilities.

This contract extension signifies a continued commitment to providing top tier services at TexAmericas Center’s strategically located industrial site. With this renewed partnership, TexAmericas Center and Spring Creek Holdings will significantly boost regional transportation capabilities and play a vital role in the movement of essential commodities.

TexAmericas Center Employees Complete Real Estate Development Course

Texarkana, USA (March 25, 2025) – TexAmericas Center, which owns and operates the 3rd ranked industrial park and is one of the largest mixed-use industrial parks in the United States, today announced the successful completion of the Real Estate Development & Reuse course by two of its employees, Courtney Gutierrez, Proposal Content and CE Coordinator, and Melanie Buttaro, Tenant Relations and Real Estate Specialist. Both Gutierrez and Buttaro have demonstrated a strong commitment to professional growth by participating in the course through the International Economic Development Council (IEDC).

The IEDC course, focused on real estate development and reuse, provided valuable insights into site selection, maximizing rail-served properties, managing public approvals, contracts, and environmental concerns, as well as financial tools like pro formas and incentives.

A key takeaway from the IEDC course was the importance of applying learned skills in real-world scenarios. For instance, the pair has already begun utilizing resources from the courses, including organizational lists, marketing materials, and networking techniques to enhance their work.

TexAmericas Center Receives Distinguished Budget Presentation Award for Fourth Consecutive Year

Texarkana, USA (March 11, 2025) – TexAmericas Center, which owns and operates the 3rd ranked industrial park and is one of the largest mixed-use industrial parks in the United States, today announced its budget for the 2025 fiscal year has been awarded the Distinguished Budget Presentation Award by the Government Finance Officers Association (GFOA). This is the fourth consecutive year the organization has been recognized.

The award is a testament to TexAmericas Center’s commitment to excellence in governmental budgeting, reflecting the organization’s dedication to transparency, integrity, and sound fiscal management.

The budget was prepared and presented by Andrew Hill, Vice President of Finance at TexAmericas Center. “We are incredibly proud to receive this distinction for the fourth year in a row,” said Hill. “This achievement highlights the dedication of our entire team to maintaining the highest standards of fiscal responsibility and ensuring that our budget reflects our commitment to transparency and effectiveness for our board, tenants, and stakeholders.”

TexAmericas Center Announces New Qualified Site - Copeland Site Ready for Development

Texarkana, USA (Feb. 25, 2025) – TexAmericas Center (TAC), which owns and operates the 3rd ranked industrial park and is one of the largest mixed-use industrial parks in the United States, today announced that its Copeland Site has been qualified for development.

The Copeland Site, a 53-acre greenfield development site, is located on the TexAmericas Center East Campus on the north side of Cypress Street. With both roadway and rail adjacency, the site is well-suited for industrial growth.

The project will allow for a single user or for the development of a multi-building manufacturing center, complete with paved drive lanes, parking and storage areas, and specialized infrastructure. The development will cater to equipment loading needs and offer extensive utility connectivity, both above and below grade. Additional manufacturing-related ancillary services may be incorporated into the project to support diverse industrial activities.

Currently, most of the site is covered with dense tree growth and grass, with no existing wetlands or structures on the property. The soils found on the Copeland Site are part of the Midway Group formation, consisting of fat and lean clay, sand, and marl. Past timber harvesting on the site has removed mature pine trees and the property now features a mix of mature oak trees and younger growth, including both pine and oak species. Upon completion of a Letter of Intent, TexAmericas Center will remove the trees to make vertical development progress even faster.

The Environmental Condition of Property (ECP) Report classifies the Copeland Site as ECP Category 1, indicating that there has been no release or disposal of hazardous substances or petroleum products on the site, nor has there been any migration of such substances from neighboring areas.

As the Copeland Site is a prime rail-served site ready for development, TexAmericas Center is offering the location for industrial development, supporting the expansion by manufacturers, processors, or wholesalers into the Texarkana region. Read more...

The new cell tower significantly increases internet capabilities and communications services, reinforcing TexAmericas Center’s position as a top-ranking industrial park in the nation. This is in addition to the existing 144-strand fiber that serves all three of TexAmericas Center’s campuses.

The installation of the tower is a major technological improvement for the industrial park. The ability to remotely monitor and control machinery helps reduce downtime and improve safety.
